What is your management fee?
We charge a flat $500/month base fee plus 12% of gross revenue. No hidden fees, no surprise markups. Cleaning is coordinated by us and passed through at cost — you always know exactly what you are paying.

Why do you limit the number of properties you manage?
Because quality matters more than scale. Every property in our portfolio gets real attention — regular check-ins, fast maintenance response, and a manager who actually knows your home. We cap at 35 properties to make sure that never changes.

Can I still use my property for personal stays?
Absolutely. You block your dates, we work around them. Your home is still your home — we just help it earn while you’re not there.

How does the revenue optimization work?
We use Airinn’s platform and PriceLabs to adjust your pricing daily based on market demand, local events, competitor rates, and seasonality. You don’t have to think about it — your rates are always where they should be.

What platforms will my property be listed on?
Airbnb, VRBO, Booking.com, and additional niche platforms depending on your property type and market. All listings are managed from one system so pricing and availability are always in sync.

What does the onboarding process look like?
After our initial conversation and property walkthrough, we handle professional photography, listing creation, and system setup. Most properties are live within 2-3 weeks of signing.

What happens if something goes wrong at the property?
You hear about it from us before you hear about it from a guest. We have trusted local vendors on call and handle maintenance dispatch directly. Larger repairs are approved by you before work begins.

How long are your management contracts?
We start with a 6-month agreement. Most of our owners have been with us for years — because the results speak for themselves, not because they are locked in.
